Upon reviewing the submitted asbuilt plan for subsequent site visit, I can offer that the roadway was constructed in substantial compliance with the approved plans. We are being requested to issue a certificate of completion with regards to the conveyance of the roadway. Thank you for

4:45

your consideration. Uh Daniel Agar, director of engineering and planning. So we do have that there.

4:52

What is the uh ports?

4:54

This the one that we had some lighting.

4:56

Um Mike I think had looking at that right now.

4:59

Yeah.

5:03

So they had um the lighting at the intersection was resolved and then also the little hammerhead that the fire department had asked to be constructed.

5:12

Yeah.

5:12

5:18

I remember the hammerhead that's all.

5:32

Just wait for Michael. Check on that.

5:34

Yes. Just give me one second.

5:35

No, go ahead.

5:37

Came out really well.

5:41

Everything up there looked under some difficult circumstances.

5:47

It looks like everything was in installed.

5:53

Again, this is only for that short portion that's in Bronson. The rest of the project falls under site plan.

5:58

Yep.

5:59

Okay. Good luck with this. Yeah. I'm all good. Gloria, do I have a motion? A motion to approve.

6:06

And Michael, second, Gloria.

6:13

All in favor? Gloria?

6:14

Yes.

6:16

Beth, yes.

6:18

Michael, yes.

6:19

And I, John, forever vote yes as well.

6:23

Come by tomorrow. We'll give you certificate sign that they'll sign later on.

6:27

Okay.

6:28

Deed also.

6:29

What's that? Does that have to be registered to the just certificate?

6:33

Thank you, gentlemen.

6:34

Thank you.

6:35

Thank you.

6:36

Other new business number one form a application for endorsement of plan not on here acceptance.

6:48

That's towards the end. That's uh the second case.

6:52

No, it's not on. Oh, I don't have it on here.

6:59

So at the last meeting we voted to release the shity and the roadway was complete. So there's a form there for you to sign and then this was for the recommendation to the planning board whether or not to accept.

7:14

So we have talked about two conditions that we were putting on the applicant those conditions satisfied. One of them being the conveyance of easements which was required. That's the convenience of easements. I got here.

7:36

Do you have the conveyance of easements?

7:38

Yep. Right on top of the court and four iterations going back and forth with attorney Celino to get it correct.

7:50

Okay.

7:50

Over the last months.

7:53

But so how do you want them? They've satisfied the conditions. You can just make a recommendation to to the planning board, I mean to the um city council to accept. That's it.

8:03

I make a motion we um submit to the city council to accept Hayfield Lane, Brookfield, Terrace, and Stony Brook Circle.

8:10

Second.

8:11

I second.

8:12

Death.

8:13

All in favor? Michael?

8:14

Yes.

8:15

Gloria?

8:16

Yes.

8:16

Death?

8:16

Yes.

8:17

And I vote yes as well. Okay. In principle, one's gone.

8:22

Number one under new business form a application for endorsement of plan believed not to require approval in our plan of land file number 25-1655 owner applicant Philippado and Maria Fado property location 582 Cambridge Street assessor's map F-10 lot 00007 okay so the purpose of this plan here is to divide the property into two lots uh leaving the existing two family dwelling um on one on parcel one and the

9:03

existing three family dwelling on parcel 2. This plan received a special permit on September 18th, 2025 pursuant to section 423b of the fall river zoning ordinance and it is recommended that this plan be awarded endorsement.

9:20

I only some good ones.

9:23

Any any comments or uh questions by the board.

9:30

Do I have a motion to accept?

9:34

I motion to to accept. Michael second.

9:41

I second. Second by Beth.

9:44

All in favor? Gloria?

9:45

Yes. Beth.

9:46

Yes.

9:46

Michael. Yes. And I, John Fer, vote yes as well.

9:51

Number two, form a application for endorsement. A plan believed not to require approval and our plan of land file number 25-1658.

10:01

10:05

Property location 860 and 868 President Avenue. Assessor's map M-02, lot 0021.

10:16

Yes.

10:17

So we have another 423P. The purpose of this plan is to divide the property into two lots leaving the existing three family dwelling 860 President A on parcel one and the existing three family dwelling 868 President A on parcel 2.

10:36

This received a special permit on October 16th, 2025. And it is recommended that this plan be awarded endorsement.

10:45

Just had uh one question uh on your minimum areas here. It says uh 5,000 plus,500 additional unit.

10:55

Where's the fif five?

10:57

That's the underlying zoning district.

10:59

They were allowed a special permit. So, okay.

11:01

The zoning information is just to let people know this is the zoning district that falls into that was the need for the special permit was to allow the subdivision of two structures in existence prior to 1954. Okay. Thank you. Okay. Any questions?

11:17

Do I have a motion to accept?

11:19

Make a motion to accept.

11:22

Second.

11:23

Second.

11:26

All in favor? Beth?

11:29

Michael?

11:30

11:40

and on plan of land file number 25-1659 owner applicant Jason Cody property location 105 Pitman Street and 26 Marino Street assessor's map J-19 lot 00065.

12:01

So, the purpose of this plan is to divide the property into two lots, leaving the existing fourth family dwelling on lot one and to create a new lot labeled lot 2. This property was subject to a variance granted on October 21st, 2025, allowing relief from section 8634 C and 8635 to divide the property as shown in the plan here. It is recommended this plan also be awarded endorsement.

12:33

Do you do you know what those variances are that they that were awarded for?

12:38

It was basically um sideback setback to um that existing garage.

12:42

Okay.

12:43

Because it's it's uh connected to the other structure.

12:46

Thank you.

12:47

The construction on lot two has to conform with um with the cover.

12:54

Any questions?

12:59

Do I have a motion to uh to approve?

13:02

Motion to approve.

13:04

13:38

Owner applicant Jason Dart property location 1163 New Boston Road assesses map P-16 lots 00003 and 00004.

13:54

So the purpose of this plan is to divide the property into two conforming lots leaving the existing single family dwelling on lot one with frontage on New Boston Road. It is recommended that this plan be awarded endorsement.

14:11

This is a little white um bold color that sits right in that corner. Yeah.

14:16

Nice little house.

14:17

And so just so the board understands because I know everybody thinks we just grant every zoning variance there was.

14:22

There was actually a zoning variance proposed for this to build a triplex and they were denied. So this is what they were afforded by right two conforming lots.

14:33

I was going to say I go by here a lot when I dropped my granddaughter off.

14:36

Nice property.

14:37

Yeah, it is a nice property. A lot of land to it, too.

14:39

Yeah, it was interesting before I saw this. I I thought I was trying to figure out how they were going to subdivide this. I think this is a pretty good um solution.

14:50

I I was I was a little worried that they were going to try to keep the existing single family in the garage as one unit and go right down the middle and you'd have both access for But they went for a triplex.

15:00

Yeah.

15:04
