All right. I can welcome everyone to the September Wednesday, September 10th, 2025 uh planning board meeting of Fall River to the open meeting law. Any person may make an audio or video recording of this public meeting or may transmit the meeting through any media. present and are deemed acknowledged and permissible. The city charter section n 9-18 mandates that all municipal uh member bodies develop and adopt rules or policy for public input. We have adopted such a policy which in short provides for citizen input on planning board specific matters at the end of the meetings.

There's a signup sheet that is located in the back of the room. We're going to do a roll call. Craig uh Salvador is with us. Um, Courtney Pereira, the planning clerk, is with us. Chris Levette is assistant planner is also with us. On the board, we have Gloria Pacico present.

Mario Luciola is not present. Mike Faras is not present as well. And I, John Ferrer, am somewhat present.

Uh we have one item on the agenda for tonight for May. Application for endorsement of plan believed not to require approval in our plan of land.

This is a subdivision of registered land. This plan will be sent back to the land court and redrawn after it leaves um after it leaves this meeting. This plan is creating one new conforming lot and leaving the existing single family home on a separate conforming lot.

So lot two, they're breaking off lot one. Correct. Is there any reason why they didn't uh go with a little more with 100 for the front edge instead of 80?

No. Okay. I was just curious cuz they got 177. I just figured it'd be I think it meets the zoning rag. So, they probably just did the minimum required.

Um I see on lot two. It has the 80 foot frontage. It does. I don't Oh, it's 13208 for the side. 131. Okay, now I see it because we like that stipulated. And it does have the uh over 8,000 square feet on the lot. So, it's fine.
