an old uh Mill building uh right there next to the property so as I had mentioned um the three natural resources um they're generally along the western side of the site or they are along the western side of the site um which is the Taunton river right here this is actually a title portion has a bunch of Fall Rivers this uh title um so uh starting with the land under ocean kind of working our way

into the property um what we've done we just kind of oriented the view this way CU thought it was a little bit easier to see so the land under the ocean um is uh from the mean annual low water elevation um and seaward so that's about minus 2.29 um which is actually in this area it's actually outside the property line um we are just showing it for clarity purposes uh follows up

here and then in this really starting in this corner and working our way this way there's uh man-made structures so a seaw wall um and some older stone walls as well um and then again picks up uh that uh seaw wall and stone wall kind of stop in this corner over here um so it just continues naturally going in that direction uh the next uh resource is the coastal B Bank um so Coastal Bank and

the coastal Beach um in this area is coincidental with each other um so in this area it actually follows along um the top the bank um it's pretty well defined um if anyone's been in that area It is Well gated so it's difficult to get down there um but defined by the uh top of the bank um and you can just make out in kind of that uh the sand right there so once that sand really

stops it's kind of a hard line of where that is uh we continue that delineation up to about right there um where there's uh you can see here there's some rock right there kind of defines that edge um again uh so in this area uh there's the seaw wall and the stone walls um so that that is a hard Edge where the coastal beach stops here but the Coastal Bank um continues that way

so the Coastal Bank follows the edge of that seaw wall until it comes up again right here where that seaw wall stops the uh Coastal Beach picks up again once again is coincidental with the Coastal Bank until it continues off the court of the property continues on um there are um we had included it as part of our anrad plan um there are theme of flood planes um as You' expect on this property um chapter 91

yep good evening for the record I'm Tracy Dart I'm the director of engineering of MBL Land Development we're here on behalf of bmd companies's LLC um it's a big plan set it's really more of a paperwork exercise we're going through um I don't know if Dan explained it to you but we' we've uh discussed the permanent course with him so this project was previously permitted all at once as four uh industrial

buildings back in 2022 um went through site plan approval and um first an oad and then we got an order of conditions um since it was Pro approved lot two which is this one right here has been um sold uh the new engineer uh has designed the site and gone through site plan approval but Lot 2 itself doesn't have any watland or buffer zone on it so we're trying to um do a two-step process

to remove lot two from the order of conditions so the first step is we're seeking a partial certificate of compliance for the original order of conditions which would remove lot two and then the next step is we're requesting an amended order of conditions um with the revised plan set that we've submitted and there's no design changes on the plan set we've simply removed a lot too from the plan set um
