8:10I'm a lawyer. My office address is 550 Locust Street in Fall River. Uh with me are my clients Tanya and Joshua, brother and sister and proprietors of this new uh proposed restaurant at the former Leage Seafood.
8:25U so by way of background, 439 Martine is the former Leages. Tanya and Josh operate the Black Salt in Swansea.
8:32They're looking to open at this location at 439 Martin. There was an available all alcohol license for which we applied under the name of Ankor and Stone LLC which is a newly formed limited liability company I created to take title and uh there's also a separate real estate purchase and sale agreement to acquire the real estate. Um the applicant is asking the board to approve the hours of 8 a.m. to 1:00 a.m.
8:58Uh knowing that we can't serve alcohol on Sundays until 10 a.m.
9:04Seven days a week.

9:07And the proposed manager in the application is Tanya Novo.
9:11Uh and also Mr. Billion uh alluded to the fact that this is also a request for a pledge because they're going to go through Bakos Bank and part of the commitment letter is a pledge of the liquor license. So in the application I've checked that box as well.

11:39Okay. The reason why we're back here, I believe, is because we voted on this last month, and I received a phone call that this particular gentleman in the address he listed, 99 North Main Street, was not a tenant.
12:02South Main Street, I apologize. South Main is North was not a tenant.
12:09And since that time, I'm told that he does not have a lease there. Is that accurate?

12:25So, we wanted to open a business. We secure a representative. I believe this man is he does tax. He filled out all the paperwork for us and he provided the paperwork and he set up everything and gave James the green night to go and um appeared before you guys a month ago.
12:45When he came in, we believe all of our paperwork were correct per him. He said everything was sorted. Unfortunately, he did not reach out to the place that he listed in the application. So, when the miss when Mrs. Um Carrie reached out to us um on the day James came to get the license. Um she asked for a copy of the lease. When we contacted him to give us the information, it turns out that he
13:14didn't take any steps. So what I did, I reached out to the representative responsible for the building on that same Thursday. He wasn't able to set up an appointment with me because he had a few meetings. The following day was not going to work. We ended up going in on Monday. That's when um he agreed with James and um everything was sorted. Um they agreed on like a PO box because the
13:40place that they had at the time was um too big. It was over 2,000 square ft and we're just starting and the rent would be roughly 2500. So um our lease is for two years. Um and he agreed that once he has a smaller place 400 square ft or less or more um available for us, we would transition from the PO box to the actual um location. But he gave us the
14:09green light for to use the conference room when we have to meet with the people who purchased the car if we need to hold a meeting with them to um to sign the titles and etc. We have access to the uh So, I've never heard of it.
14:26So, your your lease is for a PO box within the building, correct? Because the they don't have a um space ready like less than four what they have was over 3,000 square feet.
14:42Do they have an expiring lease um and notice of that tenant vacating that you are currently waiting for or they just don't know when that's going to happen?
14:51No, we are assigned for two years with them.

14:57Not for a space. But they with the PO box come access with the conference room just in case we need to meet with the people who are selling the car and uh sign the titles and then some.
