3:22Representing the applicant here, uh, as Dan, the city engineer, pointed out, this property had been uh, subdivided approximately 3 years ago where they created three individual lots conforming to the town's zoning regulations. This plan is basically undoing that plan, getting rid of the three individual lots and putting it back to just one perimeter lot.
3:43So, it's a pretty pretty straightforward application in front of the board here just removing those internal lot lines that are shown in blue on the plan and called out to be removed.
3:54So, on that um as Scott stated, yes, it is a formality to merge them. um is a proposed building um for construction that's being currently reviewed and because it extends over the individual lot lines required so that no issue and setback requirements. So initially the developer had thought of developing the parcel a little bit differently owner is looking to merge it and build a larger warehouse building that all

11:06So you'll notice the file number on this is actually a 25 file number which means it was from the end of last year. So originally this plan came before you uh creating two buildable lots out of the Notre Dame cemetery. That plan was endorsed, never picked up, never recorded.
11:25During the survey uh before the sale was to take place of these two parcels, they realized that there were minor encroachments from some of the abuing land users. So what they've done is you'll see creating parcel A and parcel B. Those parcels will be conveyed to the adjacent land owners to eliminate two encroachments that each of them had. One of them was a stone wall, another of them was patio on the other side.
